When choosing a Realtor to market and sell your home, it's important to "go with your gut". Selling a home can be a stressful event, the right agent can alleviate so much of that if they are "the right fit".
The more we know, the better we can help you. If you don't feel that you can be completely honest with your Realtor, if you don't feel that you can trust them with important information about the sale of your home, then keep interviewing until you do.
Many sellers only know to ask how much we charge for commission during a listing interview. And while that's a very important question, it doesn't paint the whole picture. One of the key skills of a great Realtor is the ability to negotiate effectively. If they easily drop their their commission to get your listing, how hard do you think they'll work to get top dollar for your home? In the end, a penny saved is not always a penny earned.
Pricing a home is probably one of the most important things to consider when selling. Price it too high and you lose the buzz of attention that a new listing generates. This could cause you to have to sell for less than if you had come onto the market at the correct price for the current market. Price it too low and you leave money on the table. Another factor in pricing is your timeline. If you need to sell quickly, you may want to consider a more aggressive pricing strategy than someone who has more time to sell.
With modern technology, your home will be promoted in more places than you can count. And that's a good thing! And something that every Realtor can provide you. What sets me apart in the marketing arena is how I will prepare you, and your home, for sale. We'll work together to create a plan to market your home, one that takes into account your preferences for showings, your timeline for selling, the terms you are willing to entertain, and so much more. Presentation of a home is everything! You only get one chance to make a first impression.
There are so many moving parts to a real estate transaction. I will walk you through all of them and make certain that you understand, and are comfortable, with each of them. Once we have an acceptable offer, we go into escrow. During this time, there are many different things going on at once: inspections, appraisals, land surveys, title searches, buyer financing (if applicable), and more. Many of these items are time sensitive so it's critically important to be working with a team of professionals to make certain that all goes to plan. My office has a full time transaction coordinator who will oversee everything and I will personally stay on top of each aspect of the process. You will be kept informed every step of the way.
There are so many great Realtors in Brevard County and I've had the pleasure of working with many of them. However, not all agents are created equal. In the end, you not only want to walk away from the closing table happy that you got the best price and terms for your property, but also happy with how you were represented by your agent.
Here is how I set myself apart:
-I'm a great negotiator. I spend hours each week, honing my sales and negotiation skills so I can get the best price and terms for my customers.
-I'm a great collaborator; ego gets checked at the door. Our job as Realtors is to facilitate a sale, not to make ourselves feel good because we "beat" the "other side".
-I'm a creative deal maker. In a perfect world, the home is move in ready and the buyer's have cash in the bank. We do not live in a perfect world and many agents don't have the knowledge or experience to think "outside the box" to get the deal done.
-I'm a great communicator; the phone is the most underutilized yet most important tool in this business! With our current technology, it's actually possible to buy or sell a home and never have a phone conversation with any party to the transaction! Crazy, but true. Unfortunately, so much is lost without that personal connection. Deals fall apart due to lack of trust and communication that only personal conversations can build. I will always pick up the phone to build those relationships. As a result, everyone feels heard and understood and our chance for a positive outcome are greater.
Just pick up the phone and call me! We'll schedule a convenient time for me to meet with you and tour your home. We'll decide if we're a good fit and, if so, we'll get your home sold at the highest price and best terms possible!
